Sag Harbor Residence


This waterfront vacation home in Sag Harbor, New York, was designed to be shared by four brothers and their families. Clad in cedar shingles on a tightly detailed assembly of simple forms, the contemporary residence pays homage to Eastern Long Island vernacular. Its solid street front dissolves to an all-glass enclosure that captures uninterrupted views of Noyack Bay.

CBP Architects composed the home of three distinct volumes that step back to optimize both water views and privacy. The two outer wings have familiar, pitched-roof geometry while a central three-story glass box anchors and connects the wings. A two-car garage, with living space above, projects from the house via a breezeway that defines a private garden. The open-plan first floor contains a kitchen, living room, dining area, and sunroom. The second floor includes two primary suites and a guest room with water views, and a children’s room overlooking the garden. The basement contains a playroom, gym, spa bath, and wine cellar. A third-floor roof terrace affords 360-degree views. The carefully curated finishes, casework, and flooring offer warm and hand-wrought counterpoints to an otherwise minimalist aesthetic. This balance of comfort and contrast is also imbued with a pervasive indoor-outdoor connection. Floor-to-ceiling windows, curtain wall, and an operable overhead glass door fill the home with light and views. The subtle choreography of interior spaces lend flexibility for private and social uses.
