Reverend James Moore Sr., Triangle Village

The Reverend James Moore Sr., Triangle Village provides much-needed affordable senior housing in Philadelphia’s Mantua neighborhood. The project was financed using the Low-Income Housing Tax Credit (LIHTC) via the Pennsylvania Housing Finance Agency (PHFA).

Phase one of the two-phase project involved design and construction of a three-story building located at North 37th Street and Mantua Avenue. The development team aimed to create housing that lets local residents age in place. Triangle Village features a façade of brick and vinyl siding to integrate with the neighborhood’s existing palette and connect with expanding market-rate construction. The project comprises 40 one-bedroom apartments, with eight units on the first floor and 16 units on each of the second and third floors. Four apartments offer handicapped accessibility and two are hearing and vision impaired units. All units meet the VisitAble classification with architectural elements to accommodate mobility aids and wheelchairs, such as zero-step entries, wider interior doorways, and accessible bathrooms. Resident amenities include a community room, laundry rooms, administrative suite, 12 accessory parking spaces, and four bicycle parking spaces.

Triangle Village is a highly energy efficient building having been designed to Passive House standards. The project was awarded Enterprise Green Communities Certification Plus, WELL Certification from the International WELL Building Institute (IWBI), and is also pending certification from the Passive House Institute (PHI).
