One Riverside

CBP Architects worked with the client over five years to transform an underutilized triangular site along the Schuylkill River into a 22-story luxury condominium tower set within generous outdoor spaces. The project marked the first new construction of its kind in Philadelphia’s Fitler Square neighborhood in nearly a decade. The slender new tower embodies a contemporary, community-minded approach and takes inspiration from, and integrates into, its riverside site near a primary entrance to the Schuylkill River Trail. The tower’s east-west orientation minimizes disturbance to the view shed, limits reflectivity and glare on a nearby community garden, and maintains permeability and neighborhood access to the trail and river.

One Riverside’s relationship to its environment was intrinsic to its design. Surrounded by a landscaped lawn, rain garden, and terrace with an outdoor kitchen and fire pit, One Riverside invites residents to enjoy green space within the urban fabric. The building’s open-plan residential units range from one to four bedrooms with 10-foot ceilings, floor-to-ceiling windows, and private balconies for sustained views and connection to the urban landscape. Building amenities include a private motor court with lobby access, 110 below-ground valet parking spaces, an indoor pool, fitness center, board and club rooms, and a guest suite.
