2110 Walnut

 

The 2110 Walnut Street infill and overbuild project remedied a long-term gap in the street wall and restored both density and vitality to a block of Philadelphia’s Center City west of Rittenhouse Square. The scope involved rehabilitation and gut renovation of a four-story, historic brownstone on Walnut Street and accompanying two-story carriage house with a new 10-story overbuild pushed well back from the street line. The combined structures provide ground-level retail and nine luxury condominiums. Dwelling units are mainly full floor, with a two-story penthouse at the top. Parking for nine vehicles is tucked beneath the building.

CBP Architects retained the historic fabric while designing a contemporary addition sympathetic to the historic context. Glass and metal window wall and corrugated metal wall panels juxtapose with the historic brick and brownstone. Setbacks and receding sight lines minimize the building’s visual impact from the sidewalk, provide significant private outdoor space to residents, and allow light to filter to the street below. Units are available in three-, four-, or five-bedroom configurations, each with private elevator access. The mixed-use building offers a portal to the past while embracing all the modern conveniences via a sleek, contemporary aesthetic.
