CBP Architects is happy to announce that Ardmore House II in Ardmore, Pa., has closed for funding with the Pennsylvania Housing Finance Agency (PHFA) and construction has begun. The project will provide 48 affordable one-bedroom apartments for seniors age 62 and over in Montgomery County. Six units will be fully ADA accessible; two will be equipped with amenities for hearing and vision-impaired residents.
Constructed on the site of an underutilized parking lot, the four-story building will engage with downtown Ardmore and the adjacent 64 units of affordable senior housing in Ardmore House. Initiated by a community intent on making affordable housing a reality, the project began with a CBP Architects feasibility study and will target LEED Gold certification. Sustainable certification credits begin with the building location, which was chosen to provide residents with resources and public transportation within walking distance. Energy efficiency contributors include high performing mechanical systems, Energy Star appliances, and a robust building envelope to maximize utility savings. Residents will benefit from various indoor environmental quality measures that support their health and comfort. These, among other important features, will provide a resilient and high quality LEED building.
The project is made possible through a partnership between HumanGood and Genesis Housing Corporation and collaboration between Lower Merion Township, Montgomery County, and HumanGood. Ardmore House II was allocated federal low-income housing tax credits through PHFA. The project also received funding from Lower Merion Township and Montgomery County. Completion is anticipated in Fall 2026.
